FEES TO: TENANTS
BEFORE YOU MOVE IN:
Reference Check Fee: £60.00 (inc VAT) per tenant
Referencing (identity, immigration and visa confirmation, financial credit checks, obtaining references from current or previous employers / landlords and any other relevant information to assess affordability)
as well as contract negotiation (amending and agreeing terms).
Guarantor Fee: £60.00 (inc VAT) per guarantor (if required)
Covering credit referencing and preparing a Deed of Guarantee as part of the Tenancy Agreement
Tenancy Agreement Fee: £180.00 (inc VAT)
Processing the application, associated paperwork and referencing
Pet Deposit Returnable additional Security Deposit : Two or more weeks rent
To cover the added risk of property damage. This will be protected with your security deposit in a Government-authorised scheme and may be returned at the end of the tenancy
Renewal Fee: £90.00 (inc VAT)
Contract negotiation, amending and updating terms and arranging a further tenancy and agreement

ENDING YOUR TENANCY:
Inventory Check Out Fee (Subject to the Property): £100.00 - £200.00 (inc VAT)
This fee is applicable when the inventory check out is carried out by an independent inventory clerk and dependent on the number of bedrooms and/or size of the property and outbuildings
Unpaid Rent / Returned Payments Interest at 4% above Bank of England Base Rate from date due
Final Bills Payment Fee: £10.00 (inc VAT)
To make a payment for final utility bills and council tax bill from your security deposit at the end of tenancy
Professional Cleaning (if required): £200.00 - 1200.00 (Subject to the Property)
Only charged where professional cleaning is necessary to return the property to the same condition as at the start of the tenancy and dependent on the number of bedrooms and/or size of the property and outbuildings
